Fosslands Farm Management Company Limited is a non-profit making, private company, registered at Companies House, and wholly owned by the residents of the Fosslands estate within Earswick village. Each household has one share in the company; there are 125 shares in total.
The Management Company is primarily responsible for keeping in good order and condition all private amenity areas on the estate, most notably the village green, the two grassed areas of land at the front of the estate adjoining Strensall Road and the two passageways linking Whitelands to Lockhouse Lane and from the village green to the village hall.
Maintenance of this land involves carrying out all necessary inspections, mowing of the grassed areas, trimming, pruning, repair and replacement of trees and bushes and, of course maintenance of the Maypole.
The Management Company is also required by law to arrange Public Liability Insurance in relation to the Amenity Areas, for the auditing of accounts and for the provision of other regulatory returns to Companies House.
All households (regardless of when the property was purchased) have a legal obligation to pay the Management Company their proportion of the maintenance expenses. This is calculated at 1/125th share per household.
This Deed of Covenant is included in each resident’s Property Transfer details.

Fosslands Update December 2016
Unaudited financial accounts for the year 2015-2016 are available and if any Fosslands resident would like a full copy could you please contact Derek Jones. Due to the relatively low value of the company there is no legal requirement for the accounts to be audited.
For the current year, ending June 2017 the Management Fee remains unchanged at £125 for those residents who paid before the 31st June and £150 for those who paid after this date.
The AGM of the Fosslands Management Company took place on Monday 26th September 2016 at 7.00pm in the Village Hall. All Fosslands residents were invited to attend.
A copy of the Agenda and a copy of the year end accounts had been posted to all residents.
Following an extraordinary meeting of the Fosslands Management Company on Monday 24th August 2015 it was agreed to complete the enclosure of the village green with metal fencing. In addition it was also agreed to plant mature trees at the front entrance to the estate. Both measures have been designed to prevent further unauthorised occupation of the land owned by the company. A one-off interim maintenance charge of £70 had been levied to help offset the costs of these works.
On completion of the fencing around the village green residents also agreed to invoke a ban on dogs using the green.
A full survey of all the trees on Fosslands Farm Management property has been undertaken and the first phase of remedial works will commence on Friday 16th December 2016.
The second phase will be carried out in 2017.
An on-going programme of inspection and maintenance has been agreed with Bartlett Tree Surgeons.
Maintenance of the grassed areas will continue to be carried out by Andy Hill Garden Maintenance Limited and Mudd & Co. will continue to act as our Managing Agents.
